Planning Guidelines
The current planning fee for the submission of householder extensions is £206.
Permitted Development Rights (PDR) are allowed on many properties (although not all) within the County. When rights exist, in general there is an allowance to build 3m projection at the rear of the property (from the original rear wall) on semi-detached houses and 4m on detached properties. However, this guide, and all relevant rules must be clarified with the local Council wherever required. Building Regulations
Nearly all building activity is subject to building regulations, however very there are a small number of exceptions. Local Authority Building Control can usually advise if this is required. A small number of residential projects can be constructed under a building notice. Large projects typically require a Full Plans Application to ensure that the builder has covered all the various aspects of the project.
